Perguntas frequentes (FAQ)

Do I need to be in Portugal?
Usually not. Most steps can be done through a power of attorney signed at a Portuguese consulate or before a local notary with an apostille. The main exception is the formal declaration of heirs in an inheritance, which requires declarants to attend in person.
How much do your services cost?
It depends on the case. For a property check we quote a fixed fee once we know the property. For larger matters, we send a proposal with each stage and its fee, so you always know what you will pay.
How long does a purchase take?
It depends mainly on the state of the property's records. A property with everything in order can complete quickly; one that needs corrections takes longer. Our property check tells you early on what to expect.
Do I need a Portuguese tax number?
Yes. You need a Portuguese tax number (NIF) to buy property, and buyers living outside the EU may also need a tax representative. We can help with both.
Is my deposit safe?
It depends on what the promissory contract says. If you walk away without a valid reason, the deposit is normally lost. That is why the property should be checked, and the contract reviewed, before you sign and pay.
Can I build on rustic land?
Not necessarily. Rustic land is meant, in principle, for farming or forestry. Whether you can build, extend or rebuild depends on the municipal plan and on whether the land is within the agricultural or ecological reserves. We check this before you commit.
What is BUPi, and do I need to care about it?
BUPi is the official map used to identify rural plots in much of Portugal. Since 2026, the plot's map outline (RGG) is required in the documents that transfer rustic and mixed properties, so it matters both when you buy and when you sell.
Do you work for the seller or the estate agent?
No. When we act for you as a buyer, we work only for you.
How do I pay?
By bank transfer, or by debit or credit card.
How is my information handled?
Under professional confidentiality and in line with the EU General Data Protection Regulation. Details are in our privacy policy.
