The problem most buyers don't see

In Portugal, a property is described in three separate records: the Land Registry, the tax record and the cadastre or BUPi map. On rural property they often disagree on the area, the owner, the buildings or the boundaries. None of this shows on a viewing, and it is far easier to solve before you sign than after.

When these three disagree, you have a problem. We check all three before you sign.

Why MGPS International

Most firms check the paperwork. We check the paperwork and the land. MGPS International is the practice of Portuguese solicitor Francisco Gomes Pereira, who is also a cadastral technician and a qualified BUPi technician, working with a team that includes solicitors, a trainee lawyer and in-house tax specialists. We work in English, by video call and email, and you don't need to be in Portugal for most of the process.
