Get ready before you list

Many sales are delayed not by a lack of buyers, but by problems in the paperwork that only surface once a buyer is found. Before listing, it is worth checking that:

  • the property is registered in your name and the records match what is on the ground;
  • every building is recorded and licensed, or exempt;
  • for rustic and mixed plots, the plot has its BUPi map outline (RGG), now required for the sale;
  • the documents a buyer will ask for are ready, such as the energy certificate for a house.

What we do

  1. Pre-sale check we review the records, the buildings and the land, and fix what needs fixing.
  2. Documents we gather everything the buyer and the deed will require.
  3. Contract we review the promissory contract with the buyer and protect your interests.
  4. Completion we sign on your behalf with a power of attorney and handle the registration.

Taxes. Selling property in Portugal may give rise to capital gains tax, and you may also have to report the sale where you live. Our in-house tax specialists can assess this before you agree a price, and accounting services can be arranged with our partners.
