Portuguese abroad

Find out exactly what land you own in Portugal, and put it in order.

The most common problems

  • Plots recorded with the Tax Office that were never registered at the Land Registry.
  • Areas in the property tax record that don't match the land.
  • Properties still in the grandparents' names, or from inheritances that were never divided.
  • Plots not yet identified in BUPi, or with outlines that overlap the neighbours'.

Since 2026, rural and mixed plots need their georeferenced graphic representation (RGG) to be sold, given away or divided. Land that has not been regularised is land the family cannot use.

What we do

  • Full search everything recorded with the Tax Office, the Land Registry and the cadastre in the family's name.
  • On-site check where each plot is and where it ends.
  • BUPi and cadastre georeferenced graphic representation by the qualified technician on our team, or the appropriate cadastral procedure.
  • Corrections and registration area corrections and first registration, with or without a title deed.
  • Neighbours resolving overlaps, preferably by agreement.

You know you have land, but not exactly which or where?

Tell us the parish and what you know. Even with little information, we can make a start.
